Emad Toghi
Licensed and active in the GTA for more than ten years.
I'm a broker with Forest Hill Real Estate Inc., and I work with buyers and sellers across the Greater Toronto Area — Toronto itself, and out through Mississauga, Vaughan, Markham, Richmond Hill, and Oakville. I'm registered with the Real Estate Council of Ontario (RECO) and a member of the Toronto Regional Real Estate Board (TRREB), which is what gives my clients access to real-time MLS® data rather than the delayed, incomplete picture public listing sites show.
My practice spans residential resale and new development, investment properties, leasing, and commercial retail, office, and multi-family transactions. I built it that way on purpose — a buyer moving from a condo into their first house, a seller who also needs to place the proceeds into an income property, and an investor assembling a multi-family portfolio are all looking at the same market from different angles, and I'd rather be able to advise across all of them than hand a client off the moment their needs cross a line I drew for myself.
How I actually work a deal comes down to the same few things every time: pricing off real comparable sold data instead of a generic online estimate, being direct about a property's weaknesses before a client falls in love with it, and staying in the negotiation personally rather than delegating it — whether that's a multiple-offer night in a hot pocket of the city or a slow listing that needs a repricing conversation nobody wants to have. I'd rather tell a client something they don't want to hear early than let them find out the hard way at closing.
The four designations below aren't wall decoration — each one represents a specific skill set I use on actual files. As an Accredited Buyer Representative (ABR), I trained specifically in representing buyers' interests through negotiation, financing conditions, and offer strategy, rather than treating buyer-side work as secondary to listings. My Certified Luxury Home Marketing Specialist (CLHMS) designation covers marketing and negotiating strategy specific to higher-end properties, where staging, photography, and positioning carry more weight and a mispriced listing is far more expensive to correct. The Real Estate Negotiation Expert (RENE) designation is exactly what it sounds like — advanced negotiation training beyond what's required to hold a licence, which matters most in the moments a deal is actually at risk of falling apart. And as a Seller Representative Specialist (SRS), I hold specific training in pricing strategy, listing presentations, and representing a seller's interests through to closing, rather than a default sales approach that treats every listing identically.
I'm fluent in both English and Persian, which matters in a market like the GTA's — a meaningful share of my clients are more comfortable discussing the largest financial decision of their lives in Persian, and I'd rather remove that barrier than make someone navigate it in their second language.
The six municipalities I work don't behave like one market, and I don't treat them like one. Toronto itself covers everything from downtown high-rise condos to century-old houses in the older core neighbourhoods, and the right strategy for a King West investment condo has nothing in common with the right strategy for a detached house in a school-district-driven pocket further north. Mississauga and Oakville skew toward families trading up into larger homes and better schools, often coming from a Toronto condo. Vaughan and Markham have some of the region's most active new-development activity, which means assignment sales, occupancy timelines, and builder-specific quirks come up constantly — areas where a buyer's own research usually stops short of what actually matters. Richmond Hill sits in between — established family neighbourhoods next to newer construction, with its own pricing dynamics as a result. Knowing which of these applies to a given property, before a client writes an offer, is a large part of what a local broker is actually for.
None of this replaces doing the numbers properly on your specific property or purchase — that's what a conversation, a real comparative market analysis, or the valuation form on this site is for. But if you want the short version: I'm local, I'm responsive, and I'd rather earn a second transaction from a past client than optimize for a single closing.
