How the price actually gets set

A proper comparative market analysis is built from recent, comparable soldproperties in your neighbourhood or building — data the general public can't pull directly, since it lives inside MLS®'s sold history, not the active listings sites like realtor.ca show. Emad adjusts those comparables for square footage, condition, upgrades, parking, and lot size, and weighs them against how quickly similar inventory is currently moving (absorption rate) — which is why two homes that look alike on paper can carry meaningfully different list prices depending on when and where they're selling.

What selling actually costs

Beyond commission (negotiable, plus HST — see below), budget for: legal fees, a mortgage discharge fee or prepayment penalty if you're paying out a mortgage before its term ends (this can be substantial on a fixed-rate mortgage — ask your lender for a payout quote early), closing-day adjustments for prepaid property tax or condo fees, and moving costs.
